A lower total is not automatically better value. Compare the work, materials and finishing included in each proposal first.
Compare the complete intervention
Include shading, controls and the finishes around glazing from the start. A proposal omitting them is difficult to compare with one that already addresses comfort fully.
Align the scope
Use the same headings for preparation, demolition, structure, installations and finishes. Mark missing items and distinguish fixed prices from provisional allowances.
What the drawing needs to explain
Draw sightlines from two seats and show shading positions. Review the same layout in daylight and with interior lights on; privacy works differently in those situations.
Which trade-off matters?
More glazing does not automatically make a better room. Compare continuous glass with a combination of glazed and solid wall areas so views, furniture and shelter each have a place.
Questions for your own property
- Is the finish level equivalent?
- What is excluded?
- How are changes recorded?
Illustrative design situations, not evidence of completed work. Assess decisions against the actual property.
